The position

Every word is doing work

There are two crowded categories in this market. An estate agent sells to the open market. A rent-to-rent company is itself the single buyer. Borough sits between them, holding the network.

Not an agent

The property is not listed and does not wait on the open market. It goes to a named set of operators who have told us what they want.

Not a sourcer

We are not the buyer. We have no interest in the rent being low, because we are not the one paying it.

Not a short-let company

Where we manage an asset ourselves we do it as asset management, at any scale from a single unit to a building. It is not a holiday-let side business, and it is not the whole of what we do.

How it works

One entry point, two outcomes

You are never asked to choose the route. At the point of enquiry nobody knows enough to pick between them, so we decide it after the property is understood.

  1. One enquiry

    You ask one question: what is this property actually worth to a professional operator. There is no route to select and no product menu to read.

  2. We assess it

    Area, size, condition, use class, and whether the network currently has appetite for it. This is where we tell you if the answer is no.

  3. It goes to the network first

    Matched operators are approached before the property reaches the open market. They have already told us what they are looking for.

  4. Offers come back to you

    We do not stop at one. Competitive tension between operators is what turns an indicative figure into a real one.

  5. You decide the route

    Either an operator takes it on a fixed agreement, or we manage it ourselves or with a management partner. Two routes to the same job, and we tell you which one the property is better suited to.

The network

Most operators will not agree to be named, so we evidence the network by its shape and update it monthly. These four numbers are measured, not estimated, and they are published only once they are real.

How many operators are on the list, broken down by what they run: serviced accommodation, corporate housing, hospitality, student.

Live requirements

What the network is looking for right now, by area and size. The single most persuasive thing we can publish, and it costs nothing.

Speed to first offer

Measured, from enquiry to first operator offer. An agent cannot compete with this, because an agent is waiting on the public.
